The only challenge to the market is a severe lack of inventory. A balanced market would have a full six month supply of homes for sale. Right now, we have less tha a 5 month supply of inventory. This represents a 3.6% decrease in supply from the same time last year. My most recent experience with my ‘very happy’ seller in an Upper Dublin Town Home Community was, three offers, two of them cash, with an accepted offer within 11 days on the market.
